Application Process Overview:
- Application fee is $55.00 per adult. Everyone that will be residing at the property must apply.
- Lease Preparation Fee by attorneys office is $50.00.
- All deposits and initial funds must be paid with CERTIFIED funds. WE DO NOT ACCEPT CASH!
- A $300.00 or otherwise specified refundable deposit will be charged per pet. We are not able to accept breeds restricted by LANDLORD homeowners insurance. Pet applications must be completed via 3rd party verification service.
- Your credit history will be checked. A minimum credit score of 620 will be required for acceptance.
- You may be asked for additional income or rent verification documents, such as tax returns, rent rolls, etc.
- An in depth financial, public records, and criminal background history check will be performed for all applicants.
- A copy of your valid Driver License, Social Security, and/or Passport will be required for our records.
- Providing any false information or failure to provide requested information is grounds for immediate rejection of application and forfeiture of fees / deposits.
- Property is accepted in
AS IS
/ AS SEEN condition before acceptance of application. Requests for purely cosmetic repairs or alterations will only be considered prior to entering into a binding rental agreement.
- Payments of rental process fees, first months rents, pet deposits, security deposits must be paid via confirmed funds such as cashiers checks or money orders. After the 1st month, rent can be paid with a personal check or via tenant on-line portal.
- A hold deposit may be considered for certain properties. In such event, properties will be held for up to 2 (two) weeks unless otherwise negotiated. Hold deposits shall be refundable within 2 business days of submission. A written request for hold deposit refund must be submitted within 48 hrs of deposit submission date. Refunds may take up to 7 business days to be processed. Once we have received your deposit, the property will be taken off the market and reserved for the applicant. If an applicant is approved but fails to promptly enter into the lease agreement or fails to move in on the agreed upon date, the deposit will be retained by the owner as liquidated damages.
- Keys will ONLY be provided on the 1st effective day of the rental agreement.
- ABSOLUTELY NO KEYS will be provided until all move-in fees, deposits, and first month’s rents are PAID IN FULL! Additionally,
ABSOLUTELY NO KEYS will be provided until proof of water and electric utilities activation as of
1st effective day of the rental agreement is received.
- Tenants shall move-in and take possession upon the 1st effective day of the rental agreement, under no circumstances will prospective tenants be allowed to stay at the rental property or store personal belongings prior to the 1st day of the rental agreement anywhere on the property.
- Every resident at least 18 years old must complete an individual application.
- Applications with CONDITIONAL APPROVAL may require additional funds, deposits, or paperwork including: bank statements, proof of income, tax records, and etc.
- Failure to submit any requested documentation or supplemental information within required timeframe will result in application denial.
Income Verification:
- Income amounts must be verifiable. Applicant (s) may provide (6) recent pay stubs or official payroll statements.
- If an Applicant(s) is self employed, the most recent tax returns must be provided.
- Supplemental Income must be verified with official documentation.
- Depending on your financial and credit situation, a minimum income of 3x-3.5x rent amount will be required.
Rental History:
- Applicant (s) must have (24) or more months verifiable rental/mortgage history during the past three (3) years .
- Applicant (s) must have no lease violations.
- Applicant (s) who rented from a private landlord must provide 6 months check receipts/stubs or MO receipts endorsed to a private landlord. Statements verifying receipt and deposits by private landlord must be provided.
- Applicant (s) must have no record of damages to properties previously rented beyond normal wear and tear.
Credit Score:
- All Applicant(s) must have a minimum satisfactory credit rating with a score of 620 or higher.
Criminal History:
- A criminal background report will be run on all Applicant(s). Criminal history is NOT an automatic grounds for denial. Applicant(s) may be asked additional information. EACH APPLICATION WILL BE CONSIDERED ON A CASE BY CASE BASES.
Eviction/Broken Lease:
- Evictions or moved outs without notice from any residence in the past 5 (five) years shall be grounds for denial.
